The property manager in our office is licensed in the State of Washington and up to date on Landlord Tenant Laws in Washington State. Making rental ownership as carefree and profitable for you as possible. Fees are based upon a percentage of the rents collected per month. Of course there is no charge if the property or unit is vacant. ACCOUNTING AND BOOKKEEPING (included in fee)
Ø Complete computerized record keeping, providing you with quick, detailed information on your properties. Ø Monthly and yearly statements detailing all activity related to your property for your personal records and tax accounting purposes. Ø We can alleviate bill paying hassles by making your mortgage, and utility payments directly from your account. Ø Copies of material & invoices from, outside vendors and subcontractors upon request.
OPTIONAL MAINTENANCE (Not included in fee)
Ø Offering 24-hour emergency response service to minimize potential damage to properties after hours. Ø All other professional maintenance needed will be charged at time and material at $25 an hour, + tax for in house maintenance or if we vendor out to the most competitive rate found upon completion of biding process to licensed and insured vendors.
Ø Quick and thorough screening of all prospective tenants - including checks of credit history, rental history, references and employment and income verification. Ø Aggressive and timely collection of rents. Ø Move-in and move-out inspection and periodic inspection of the property while it is occupied. Ø Dealing with violations of the rental agreement as well as resolving tenant problems or complaints.
TENANT RELATED SERVICES (Not included in fee). Ø The cost of our Attorney Evictions of any tenant in superior court of Cowlitz County.
ADVERTISING SERVICES (In house ads included in fee) out side news advertising Not included!!!
Ø We place and remove ads in the appropriate local paper(s) for each property. This is an additional fee and you only pay the cost of the ad that goes in for your property. All new managements accounts with vacant units a deposit of $300.00 into your owner account is mandatory if you decide to use outside advertising. Ø Free in-house advertising in the form of a daily for rents list available to the public and picture flyers in front of our office, available 24 hours a day, seven days a week.

Pricing
Our pricing for management fees are based upon a percentage of the rent collected on a monthly basis. One advantage you benefit from is if you have a vacancy, you are not charged a management fee for that vacancy. So if you are not receiving rents on that vacancy in turn we are not receiving a management fee on that vacancy as well! Below you will see the approximate percentages you will be paying depending on the number of units you sign up. ( percentages will vary depending on quantity of units, area, quality, and site pre management appointment.)
