TENANT SCREENING

 

Ø      Thorough screening of all prospective tenants - includes checks of, rental history, employment and income verifications,

      evictions, credit, background checks through Landlord Protection Service.

Ø      Tenant rental agreements and lease renewals. (Leasing fees apply)

Ø      Rent assessments for increases for rental market.

Ø      Collection of the rents and late non payment notices for aggressive collection of the rent.

Ø      Periodic inspections of occupied units.

Ø      Dealing with tenant violations, resolving tenant problems or complaints, notices etc.

Ø      Eviction of tenants when needed through an attorney at the expense of the client.

 

 ACCOUNTING 

 

Ø      Computerized property management software record keeping, providing you with quick detailed information on your

     properties when you need it at your request.

Ø      Bill paying, we can pay your property expenses for you from your PM trust account, electric, utility, mortgages etc.

Ø      Provide you with back up copies of all expenses paid from your PM trust account monthly.

Ø      Monthly statements of your trust account detailing all financial activity related to your properties. Paper documents or

     go green with E-docs to your email. Includes an annual statement with 1099 for tax accounting purposes.

 

 

MAINTENANCE

 

        Ø      (Additional fees apply! for the below maintenance department use

        Ø General work order & turnover maintenance labor only. Materials & contractor work extra.

        Ø     Contractor estimates if needed where applicable, we will provide up to 3 estimates for client to choose from and will

           use licensed, bonded & insured contractors including affiliates so that you may get the most competitive pricing for

           the contract work that may be needed.

  Ø      Move out inspections and turnover estimates to client.

 

 

 ADVERTISING

 

  Ø      in-house advertising insertion into our daily for rents list available to the public & available 24 hours a day seven days a week.

  Ø      In window digital media rental vacancies scrolled in rental monitor to public.

  Ø      Website insertion of your vacant to the public.

  Ø      Place for rent signage at vacant property.

  Ø      Out side advertising such as the News paper, Zillow rental, Hot pads, Rent.com or Craig list, etc. if client chooses at client

           expense.
